All social landlords are now expecting a month's rent in advance at the sign up. It currently takes appropriately 4 years (as at March 2016) for applicants in Band C of our register to bid successfully for social housing. Important information for new tenants - under the age of 35 on 1 April 2018

If you qualify for help towards meeting the cost of your rent through Housing Benefit you need to be aware that the way this benefit is calculated will be changing. If you sign a new tenancy from 1 April 2016 onwards, the amount of Housing Benefit (or the housing element of Universal Credit) that you may receive from 1 April 2018 could be restricted.

The amount of Housing Benefit you will receive will be capped to the relevant Local Housing Allowance (LHA) rate for your household size. This means that if you are a single person under the age of 35 and do not have any dependent children living with you, from 1 April 2018 your eligible rent will be limited to a shared accommodation rate, even if you do not share your home with anyone else. How will I know if I am affected? When we offer you a tenancy, we will explain how this change may affect you.  If your rent is higher than the LHA amounts you will need to consider how you will afford any shortfall in your rent, if you are in receipt of Housing Benefit on or after 1 April 2018.
